Top 10 Tasmania suburbs October 2015


Recent quarterly median price growth figures from CoreLogic RP Data put the suburb of Don at the top of the list with 26.8 per cent growth for houses. The small village is situated just outside Devonport and has a railway, a market and limited residential space.

With just 10 house sales over the course of the year though, this figure is subject to significant fluctuations.

Forty kilometres east of Hobart, the beachside suburb of Carlton experienced 20.8 per cent growth in the median house price over the quarter. With limited amenities on offer, the coastal lifestyle is what attracts tenants and buyers to the suburb. Across the river from Carlton is suburb Primrose Sands. The suburb saw growth of 11.9 per cent.

Coastal town Kettering is located further down the Tasmanian coast from Hobart. The suburb grew 18.7 per cent with the main attractions being the coastline, cafés, Oyster Cove Inn and the Kettering Central Complex shopping facility.

Deviot is a suburb on the Tamar River, and joined the top 10 list with 17.3 per cent growth. Although it has little to no amenities on offer, tenants can still access facilities in nearby suburbs. Deviot also experienced a limited number of sales, so growth figures over the quarter may be skewed.

At 18.1 per cent median unit price growth, suburb Kings Meadows is located in the south of Launceston. Kings Meadows has the largest amount of retail outlets out of all the suburbs in Launceston, and boasts a handful of parks, a high school, the Launceston Golf Club, and a sizeable shopping centre.

A major town on the north-west coast of Tasmania, Ulverstone units grew 8.9 per cent over the quarter. The suburb is being redeveloped to increase tourism.
Mowbray and West Launceston, both within five kilometres of Launceston, joined the top 10 suburbs at 6.5 and 8.3 per cent growth for units respectively.

Rounding out the list of top 10 suburbs in Tasmania is Hobart suburb Mount Nelson. The suburb saw 5.4 per cent growth across the quarter for units, with amenities including schools, a grocery store, and a number of parks. Mount Nelson is situated six kilometres from Hobart CBD.
