Vendors can boost the perceived value of their property during a sale campaign by hiring a property stylist.
Speaking to Smart Property Investment, Home Dressing director Joanne Johnson said that home staging, as it is known in the industry, is one way of giving a property for sale that ‘wow’ factor.
“By furnishing the property and styling it in a way that is appropriate for that market, it increases its perceived value,” Ms Johnson said.
“By using carefully selected colours and furniture it also helps to show how that space can be used,” she said.
Ms Johnson said that prior to dressing a property with furnishing before sale she consults the vendor and often advises them on changes they can make to aid the sale.
“Clients can ‘declutter’ their property before selling, which means removing unnecessary furniture, taking a realistic view of what needs to be in the property and what doesn’t to maximise space,” she said.
“A quick paint job in a neutral colour can also increase the perceived value of the property without costing a great deal.”
Ms Johnson said approximately 90 per cent of the properties she dresses sell.
"While it may be difficult to quantify, styling does add value to the property and there is strong evidence that suggests it does help vendors to achieve a better financial result," she said.
"The most recent example was a property we styled that sold at auction last Saturday for more than $100,000 above the reserve.
"Presentation undoubtedly influenced this result."
