Mastering the master bedroom -- more tips

I wanted to share with you some more tips for dressing your bedrooms for an open house and how intestors can maximise their sales price upon sale -- which is of course the key objective for all investors!!

Decluttering is king
Make the room clutter-free. Remove anything personal. Remember you’re selling your house so think like a home buyer, not the resident.  Remember people will open your fixtures, and I always say that it’s best to generalise that if you were to turn the house upside down, then everything that doesn't fall, may well be inspected.  So, wardrobes are a must! They want to see plenty of space and ease of storage.

To drawers or not to drawer
If you have a reasonable built in, don't keep the drawers.  If you do, you may be giving the suggestion that there isn't enough storage space.  If you need to, then try to have it at the end of the bed only if there is plenty of room to walk through.

Scale and size
Bedrooms need to appear that they are big enough. Here, your bed size is your key. We always suggest a bed needs to go in that is in proportion; if the room is small, stick with a double size mattress, and if the room is extremely large then obviously choose the king. Adding one or two upholstered chairs for a reading area is also a good consideration.

Don't skimp on linen and accessories
This is the “wow factor” of your room. The bed is the key feature of your room so make sure it appeals as a luxurious and desirable space. Use your colours well and ensure the linen is of great quality.  This also means the correct thickness in dooner as well as puffyness of the pillows. You can see cheap, nasty and limp will destroy the message.

Pick your master well
Where there is a choice of bedrooms, ensure that you are showing off the master as the right room.  Where previously owners may have selected a bedroom that was for example, next to the infants room for convenience, it may not be the right one to show off. Think about the layout without referring to the house as you or your previous tenant has used it. Think about it in the light of what your target market will be most impressed by.
