7 steps to prepare your home for auction

Maximising the sale price at auction can be enhanced if you take the time to prepare your property by following seven key steps.

1. GET YOUR HOME IN SHAPE THIS SEASON
Create a warm environment that doesn’t give too much away so that the potential buyer can envision themselves living in the space.

5. CLEAN WINDOWS
Don’t laugh! Cleaning your windows provides an easy, cost-effective opportunity for viewers to see the outside world. It instantly opens the space and gives your home a fresh glow.

6. GET GARDEN GREEN
Green foliage introduces light and life to your garden. Cover garden beds with mulch or bark and plant hardy green foliage plants. Another way of enhancing the look of the garden is to paint the fences in dark paint. The darker colour brings out the green foliage or colours of the flowers. This simple, cost-effective method makes almost every garden look great!

7. FRAME YOUR FEATURES
Prepare a list of work that has been performed recently on the home. These may include rewiring or restumping; heating, cooling or energy ratings; water tanks or reticulation systems; and proximity to shops, beaches, CBD and transport. Place these in a frame in a position that can be easily viewed during inspection. Don’t forget: these key features are often overlooked by the agent and immediately contribute to the value of your home.
