Top Perth suburbs for June 2018

While Perth saw house sales decline over June, new data has highlighted 31 suburbs in metro Perth that flipped expectations and recorded more sales in June than the previous month.

The data, coming from the Real Estate Institute of Western Australia (REIWA), of declining sales was not unexpected, according to REIWA president Hayden Groves, as winter months generally track lower than summer months.

“While house sales activity in Perth decreased in June, this is not unexpected with the onset of winter, but our analysis also shows a substantial number of suburbs saw sales volumes improve during the month,” Mr Groves said.

The top five performing suburbs were Duncraig, Mosman Park, Waikiki, Dayton and Palmyra, with each of them having noteworthy rises in house sales for June compared to May’s data, Mr Groves said.

“Other suburbs to perform well were Butler, Kelmscott, Tapping, Baldivis and Joondalup, which rounded out the top 10 in terms of sales volume,” he continued.

Out of the top 10, eight recorded median house prices below $550,000, with Mosman Park the only exception at over $1,000,000.

“Perth continues to present good opportunities for buyers, especially in the more affordable end of the market,” Mr Groves said

“The latest [REIWA] data suggests suburbs in the $550,000 and below price bracket are seeing healthy activity levels, with first home buyers taking advantage of the conditions to secure their first property before prices inevitably rise again.

“In terms of the overall market, REIWA expects house sales activity to remain moderate in Perth throughout winter, with improvements expected during spring.”
