Property investors enjoyed capital gains of 13.21% over the last 12 months in HOLT, translating to lower returns compared with its peers in ACT.
A survey of average capital gains or median home price increase in suburbs across the country shows that the ACT suburb obtained a 3.6% growth over a ten-year period. It ranks 2301st on our list of suburbs that property investors should look into.
HOLT, 2615 has a capital gain of 13.21% for the past year, which is higher than average compared to its 35.44% growth within a five-year period.
With the median home price in HOLT sitting at $600,000, and the average rent at $542.5, property owners could potentially earn a 4.7% increase in gross rental yield.
A 13.21% increase in median property prices in HOLT, 2615 has allowed this suburb to join the ranks of best performing suburbs in ACT, settling at number 17th.
Figures from the previous quarter show that capital gains for real estate buyers in HOLT are low, as opposed to average gains per annum over the past five years.

Holt is a suburb in the District of Belconnen in Canberra, Australian Capital Territory, bounded by Southern Cross Drive, Starke Street, Macnaughton Street, Stockdill Drive and the Bicentennial National Trail. Holt’s namesake was Harold Edward Holt, former prime minister of Australia, while its suburb’s street names were appointed in honour of athletes. The suburb was gazetted in 1970.
West Belconnen has rezoned land for upcoming expansions in Canberra’s northwest, resulting to off-the-plan land and housing packages cropping up on property listings. Real estate professionals and the government expect new developments on these land releases to accommodate tens and thousands of homes in the future. With the pace of growth in neighbouring suburbs, it’s not impossible for Holt to follow suit.
