Property investments in ARTARMON did not fare well against the rest of the country last year, registering a median home price decrease of 7.91%.

Figures from the previous quarter show that capital gains for real estate buyers in the territory are low, as opposed to average gains per annum over the past five years.

Based on its average 5-year and quarterly capital gains ARTARMON, 2064 saw average growth in the long term.

Real estate investors could earn a rental income of $800 based on current median home prices for the suburb.

It is expected, nonetheless, for properties to spend some time on the market prior to a successful sale. homes and units usually stay on listing for an average of 97.9 days.

Surburb overview

Artarmon is a suburb located on the Lower North Shore of Sydney and part of the local government area of the City of Willoughby. Located 9 kilometres north-west of the Sydney central business district, the suburb occupies approximately 255 hectares, bounded by Mowbray Road in the north, Sydney Street, Artarmon Road, Chelmsford Avenue, the Gore Hill Freeway and Francis Street in the east, Ella Street, Herbert Street, Frederick Street, Reserve Road, North Shore Private Hospital and Gore Hill Cemetery in the south and the Pacific Highway in the west.

ABOUT ARTARMON

History

Land grants were given to soldiers and emancipists in 1794 and 1796 to encourage farming, thus giving birth to several important farms across the area. William Gore, the provost-marshal under New South Wales Governor William Bligh, owned one of the most significant farming lands until his death in 1810—a total of 150 acres (0.61 km2). He named it Artarmon after his family estate in Ireland. Gore Hill was eventually named after him.

In 1871, architect-turned-Mayor of Manly Thomas Rowe designed the Chatswood South Uniting Church, a sandstone church in Gothic style located at the corner of Mowbray Road and the Pacific Highway. The church features a small belfry flanking the eastern front of the building. Immediately to the west is a small cemetery with graves going back to 1871, currently listed by the National Trust and known as the Pioneer’s Memorial Reserve. The building was extended in 1883 and 1930. 

On 1 December 1909, the Artarmon Post Office was officially established.

One of the famous heritage listings in Artarmon is 559 Pacific Highway, where Chatswood Reservoirs No. 1 and No. 2 are located.

Demographics

As of 2018, Balmoral is home to 10,592 people, with a population density of 41.56 persons per hectare. Apart from Australia-born citizens, which constitutes to over 46 per cent of the local population, the suburb is also made up of people born in China, India, England, Hong Kong and Japan

Over half of the population speak only English at home, while others speak Mandarin, Cantonese, Japanese, Korean and Nepali.

The most common responses for religious affiliation were No Religion, Catholic and Anglican.

Famous residents

Modernist photographer Max Dupain had his studio in Artarmon from 1971 until his death in 1992. Mr Dupain joined the Photographic Society of NSW, where he was taught by Justin Newlan. After completing his tertiary studies, he worked for Cecil Bostock in Sydney.

LIFESTYLE

Residents of Artarmon—mostly professionals, families, retirees and students—have deemed the suburbs “underrated and highly versatile”, ultimately great for public transport, safety, family appeal and resale or rental value.

Artarmon's location is central to the many services across the North Shore, with Chatswood and Crows Nest's shopping and dining options and the major employment hub of North Sydney nearby. Quality public school options are also available, as well as parks, recreational facilities and sprawling green space, which makes for a highly family-friendly suburb. 

The North Sydney suburb also offers some of the greatest Japanese style cafes, as well as some smaller-scale minimarts. Higher-end shopping can be found at Chatswood Westfield, while small retail stores and bakeries are around the western side of Artarmon.

Highly-convenient public transport provides ready access to the major employment hubs of Chatswood, North Sydney, Ryde and Macquarie Park, as well as the Sydney CBD. All of the aforementioned locations can also be reached by car easily, with minimal traffic going in and out of Artarmon's main arteries.

Artarmon has a mix of residential, commercial and industrial areas, with most of the high-rise buildings located to the west of the railway line and houses to the east. There is also an industrial area located south of the Gore Hill Freeway.

Public transport

Artarmon railway station is on the North Shore & Western Line of the Sydney Trains network. The Gore Hill Freeway meets the Pacific Highway at Artarmon. 

Willoughby Council has started a free shuttle bus in between St. Leonards and the Artarmon Industrial Area. Buses to the Sydney CBD operate from Pacific Highway.
