The post-budget guide to commercial property investing

Arndell Park

POSTAL CODE: NSW, 2148

Surburb overview

Arndell Park is located approximately 35 kilometres west of the Sydney central business district in the City of Blacktown, and is primarily an industrial suburb with only a handful of residents recorded at the 2021 census. The official 2021 population was just six people, a steep decline from the mid-2010s, reflecting the industrial zoning rather than the residential character of the area.

The median age among this small cohort is around the mid-30s, and the dominant age group is 20–29 years, with men significantly outnumbering women. Ethnicity and language details are limited due to confidentiality constraints; however, earlier data indicated small proportions of speakers from Maltese, Indian, Tamil, and Japanese backgrounds.

As an industrial area, public transport links focus on commuter access to adjacent commercial zones. The nearest train access is via Blacktown station, around a 2.3 km, 29‑minute walk from Holbeche Road, serviced by the T1 Western line.

Bus route 724 runs through Arndell Park, connecting with Blacktown and Huntingwood in a loop service used by shift workers and visitors to the industrial estate. Commuting by private vehicle is common among workers in the area, supported by major arterial roads and on‑site parking.

Arndell Park Central Mall offers essential retail services, including a discount supermarket, medical centre, bottle shop, legal office, and food outlets, catering primarily to local employees and residents.

Several freight and logistics companies operate around Arndell Park, reinforcing its commercial role; nearby firms include Transcrane and DTC Transport.

Public green space accounts for approximately 12.8 per cent of its roughly 2 square kilometres, with three small parks serving the tiny residential and business community.

Arndell Park primarily functions as an industrial node within Greater Western Sydney, with limited permanent residents, basic commuter amenities, and services geared toward the workforce's needs rather than a residential population.
