Up until recently, this fast-growing suburb in Sydney’s southwestern corridor was semi-rural farmland with a strong community of Italian immigrants. Between the 2016 and 2021 Census, Leppington’s population nearly tripled to 9,423 people, coinciding with the number of private dwellings jumping from 1,239 to 3,128 during that period.

The region has been earmarked by the NSW government as being within the South West Growth Area, a project conducted to connect new suburbs with the planned Western Sydney airport in nearby Badgerys Creek and the broader Western Sydney Employment Area.

As part of the South West Growth Plan, over 54,000 new homes have been or are projected to be built in Leppington and surrounding regions in order to accommodate an expected population of 120,000 people by 2041.

Recent rezoning of the area by the state government is set to facilitate a new community in the suburb, with a new school and local spaces set to be delivered alongside a number of new homes in the not-too-distant future.

Over the 12 months to January 2023, prices in the outer western Sydney suburb soared 60.2 per cent, leading to a median price of $1,167,500 million. Median rents in the region are $680 per week, while gross rental yields of around 3 per cent have been reported.
