Boost your sales price by styling -- more on the living room

grundy tnThe living room is often neglected when it comes to staging, but it’s an important room to get right from the get go. If you want to get more bang for your buck at sales time you need to read these top tips that work for me time and time again.

It's not too difficult to get staging your living room right, but all too easy to get it wrong. Keep these ideas in mind when you're preapring your house for sale.

Care with colour
Spruce up your living room design with a fresh coat of paint. Take note that quality is important in painting as well. Make sure you view colours in the daylight before committing and always be sure to cover the wall consistently. Keeping the walls light and neutral is the key.  

Think carefully about floors
The living room is a busy area. If the living room has hard surface flooring such as wood or tile, define the 'conversation' area with a rug, table and accessories. I wouldn't normally recommend a rug on carpets – they may think you are hiding something.

Love comes in lighting
Proper lighting can alter and affect the tone of a room. Make as much use of your natural light as possible – keep it flowing in! Avoid using solid dark blinds or curtains. Use a subtle amount of lights and lamps and have them on for every inspection.

Talk to your buyers and the season
Pay attention to them and pay attention to season. Find out what your buyers want to see. Who are they? What would they like in this room, and how do I dress the room for them? Pull aside anything that looks like it’s from a different season. This doesn't mean the big things, just warming up accessories or the fire in winter and cooling with crisp colours in warmer times.

Allow emotional connection
Think that you are selling a 'lifestyle' make it desirable to be in your space. Make your living room comfortable and inviting. Use mild but meaningful scents, and be sure to not have any scent that is offensive or overwhelming. Placing live plants or contemporary fresh flowers could help you achieve that homely feel.
