10 of Perth’s biggest bargain suburbs

The report ratifies that despite the median housing price in Perth rising 8.6 per cent in the last year to $525,000, Perth remains the most affordable capital city housing market, with the city’s top 10 most affordable suburbs all registering a mean sale price of $375,000 or below.

According to the data shared by REIWA, Camillo, located 26 kilometres from the central business district, is the city’s cheapest suburb for housing, with an average sale price of $299,000; followed by Gosnells, 20.5 kilometres from the CBD, and Middle Swan, 19.2 kilometres from the CBD. These suburbs boast a median sales price of $333,000 and $335,000, respectively.

According to REIWA president Damian Collins, the data is indicative of the fact that Perth remains the most affordable Australian capital city to live in. While residents in other state capitals, such as Sydney or Melbourne, see their median housing prices climb above $1 million, current and prospective residents of Perth are afforded the benefit of incredibly affordable homes within close proximity to the CBD.

“Sydney by comparison has a median house price of $1.6 million, which is three times more expensive than the Perth median house sale price,” Mr Collins said. “We are very fortunate here in Perth that there are still plenty of affordable properties within 30 kilometres of the CBD.

“In Sydney or Melbourne, most people are priced out from living close to the CBD, however these 10 suburbs show just how achievable it is to own a home within 30 kilometres of Perth’s city centre.

“Some of the suburbs on this list, like Lockridge, Balga and Koondoola, are less than 15 kilometres from the Perth CBD. You would need to outlay more than a $1 million to buy a house in Sydney this close to its city centre.

“Perth is in a very enviable position compared to its eastern state counterparts. Our strong economy, resilient property market and affordable house prices has kept the Australian dream of home ownership alive and well in WA.”
