Selling The Block: Meet the agent behind House 3
The Block’s move to regional Victoria has thrust Daylesford into the spotlight, highlighting its prestige market, wellness appeal, and rising status as an investor and lifestyle destination.
This season of The Block is set in Daylesford, a “spa” town located just over an hour from Melbourne.
Appearing on Secrets of the Top 100 Agents, Buxton Ballarat principal Mark Nunn outlined the unique buyer opportunity behind House 3.
The property, designed by contestants Britt and Taz, is being marketed with a price guide of $3 million to $3.3 million.
According to the agent, Daylesford is a unique draw card for buyers seeking a wellness-focused lifestyle and strong investment potential.
“It is just a magnificent town. It’s got culture, it’s got restaurants. We refer to Daylesford as the spa country of Australia,” Nunn said.
House 3 has a focus on wellness living: a yoga and pilates studio, outdoor saunas, plunge pools and mature landscaping, all set on a 2,300-square-metre block near the Daylesford CBD.
All five homes are newly constructed and delivered fully furnished with premium fixtures, landscaping and appliances.
“These are brand new builds,” Nunn explained. “They’re not an old house that’s been renovated that typically is still going to then need old-house maintenance going on down the track.”
“Uniquely, they get sold fully furnished. This is not just furniture from one of the run-of-the-mill places; this is high-end furniture. For example, the kitchens have got amazing appliances right throughout.”
Nunn said the homes meet the expectations of both owner-occupiers and investors looking for quality, lifestyle appeal and rental returns.
He shared that this season promotes a unique opportunity for contestants to put their best feet forward, as each property shares the same size and footprint – putting design, layout and buyer targeting at the centre of competition.
“It’s coming down to who has got the best design flow … the best design ideas,” Nunn said.
Domain listings of each of the houses have gone live, with photos updated weekly as rooms are revealed on-air.
Nunn said the homes have been well-priced given land value, build cost and the level of finish.
“You would never build a house with everything these houses have got for that type of money,” Nunn said. “They’re actually really good buying.”
And it’s already yielding results, with early buyer interest emerging from across metropolitan and regional Victoria.
It follows a recent trend in the region with house prices in Daylesford increasing by double-digit figures over the past three years as workers relocate to regional Victoria and the short-term rental market booms.
