Moana: The $1m beachside suburb buyers can’t get enough of
Beachside suburbs are becoming increasingly difficult to ignore as buyers chase lifestyle, limited supply, and long-term growth, with Adelaide’s southern coastline continuing to attract strong demand, according to SPI’s FAST 50 report.
Moana has emerged as one of South Australia’s standout performers, where beachside living, rising buyer competition, and strong price momentum have been drawing attention from families, retirees, and investors alike.
As affordability pressures have pushed many buyers away from Australia’s premium coastal markets, suburbs offering direct beach access within commuting distance of a capital city have remained highly sought after.
Each year, the FAST 50 report identifies 50 Australian suburbs tipped for growth over the next 12 months using a blend of expert investor insight and data, focusing on areas where future momentum is building rather than where growth has already peaked.
Positioned along Adelaide’s southern coastline, Moana has combined a relaxed seaside lifestyle with everyday convenience, attracting buyers seeking a balance of lifestyle and long-term value.
Established homes, newer developments, schools, shopping facilities, and community amenities have supported demand, while the suburb’s coastline and recreational spaces have strengthened its appeal as a lifestyle destination.
Behind the scenes, significant investment across Adelaide’s southern growth corridor has continued improving the region’s long-term outlook, including upgrades linked to Main South Road and the Southern Expressway.
At the same time, ongoing investment throughout the broader Fleurieu Peninsula and Adelaide’s southern suburbs has been supporting population growth, connectivity, and local employment opportunities.
With a median house price of $997,500, Moana has recorded an exceptional 12-month growth of 26.7 per cent.
The suburb has also delivered a gross rental yield of 3.6 per cent, a median rent of $685 per week, and 54 properties sold, highlighting strong demand despite limited stock availability.
According to SPI’s FAST 50 experts, Moana’s combination of coastal scarcity, lifestyle appeal, infrastructure investment, and sustained buyer demand has positioned it as a compelling long-term growth market for investors seeking both capital growth and lifestyle-driven demand.
