As buyers continue seeking value beyond Melbourne, Eaglehawk has emerged as one of regional Victoria’s key focus areas in SPI’s FAST 50 report.

Eaglehawk has continued to strengthen its position as one of Bendigo’s most character-rich growth pockets, where historic streetscapes, steady buyer demand, and accessible price points have attracted families, retirees, and investors alike.

As affordability constraints intensify across the state, attention has shifted toward established regional suburbs offering both lifestyle appeal and long-term value potential.

The FAST 50 report identifies 50 Australian suburbs tipped for growth over the next 12 months, drawing on a combination of investor insight and data to highlight locations where demand momentum is forming ahead of broader market recognition.

Unlike newer growth corridors, Eaglehawk has offered a more established suburban setting, with a mix of heritage homes and newer residential pockets supporting ongoing housing choice.

Schools, local retail, parks, heritage trails, and sporting facilities have continued reinforcing the area’s appeal as a well-serviced, community-focused suburb within close reach of Bendigo’s CBD.

Growth across the wider Bendigo region has continued to underpin local demand, supported by ongoing expansion in health and education services, continued investment in transport connectivity, and development linked to major employment hubs across the city.

These factors have strengthened population growth and sustained housing demand across surrounding suburbs, including Eaglehawk.

With a median house price of $552,500, Eaglehawk has recorded 12-month growth of 10.5 per cent, and a gross rental yield of 4.6 per cent, for a median weekly rent of $490.

According to SPI’s FAST 50 experts, Eaglehawk’s combination of affordability, established character, and exposure to Bendigo’s ongoing economic expansion has positioned it as a resilient regional suburb offering both income stability and long-term capital growth potential.
