Housing choice has remained one of Morayfield’s biggest strengths, with a mix of established homes and newer estates appealing to a broad cross-section of the market.
Schools, retail precincts, sporting facilities, parks, and direct access to the Bruce Highway and rail network have continued reinforcing its appeal as one of South-East Queensland’s key family destinations.
The suburb’s long-term outlook has also been strengthened by major investment across the Moreton Bay region.
Construction is progressing on the Caboolture River Road upgrade, while the Caboolture West (Waraba) Growth Area continues unlocking new infrastructure, transport links, and community facilities to support one of Australia’s fastest-growing residential corridors.
Together, these projects are expected to improve connectivity, accommodate population growth, and support housing demand across neighbouring suburbs, including Morayfield.
With a median house price of $795,000, Morayfield has recorded annual growth of 9.3 per cent.
The suburb has also delivered a gross rental yield of 3.9 per cent, a median weekly rent of $600, making it one of the most active housing markets in the Moreton Bay region.
