Affordable housing, steady price growth, and ongoing investment are putting Kurunjang on the radar as Melbourne’s west continues to expand.

Kurunjang has been attracting buyers looking for more space and relative affordability in Melbourne’s west, with established family homes and newer residential estates supporting demand from owner-occupiers and investors.

The suburb has also been named in SPI’s FAST 50 report, which identifies 50 Australian suburbs tipped for growth over the next 12 months, combining property data with expert investor insight to highlight markets with the potential for further gains.

Schools, parks, shopping facilities, and recreational amenities have made Kurunjang a practical option for families, while public transport connections provide access to Melbourne and surrounding employment hubs.

Continued residential expansion across the wider City of Melton is also reshaping the area as more households move into Melbourne’s outer west.

Further investment in Kurunjang is set to strengthen local amenity, with planned retail, community and recreational facilities supporting the suburb’s ongoing development.

These improvements, alongside continued housing growth across Melbourne’s west, could help sustain demand as the local population expands.

The local market has recorded a median price of $561,250, with values rising 7.9 per cent over the past 12 months.

Rental returns have strengthened Kurunjang’s investment case, with a median weekly rent of $430 and a gross rental yield of 4 per cent.

For investors, Kurunjang combines a relatively accessible entry price with established family demand and a growing local amenity offering.

As Melbourne’s west expands, continued residential development and investment in community facilities could further strengthen the suburb’s longer-term prospects.
