How to handle problematic tenants

If you have a problematic tenant, this one is really easy for me, you should get rid of them. It's not- You should not keep a tenant that is difficult or causing you problems. Having an investment is not about creating difficulties in your life and I feel really strongly about this. If your tenant is behind in rent, don't just say 'Well it's only a few days here or there', take action and let them know that it's not acceptable behaviour. Equally if the tenant is not looking after the property make sure that you make it clear that that is also not acceptable even if you need to take them to tribunal to set that up. If you do need to evict the tenant, the preparation at tribunal will be really important.
