NSW mediation applications for strata issues jump 30%
Complaints from NSW strata owners have surged in the last financial year, with applications to the state’s mediation service jumping 30 per cent, particularly over repair matters.
The NSW government has revealed that applications to its free mediation service for strata-related disputes rose 30 per cent, from 2,760 to 3,591, during the last financial year.
Repairs and maintenance issues were the largest source of strata problems, with applications up 44 per cent and now accounting for around 40 per cent of all applications.
Common issues included leaking roofs, building defects, disagreements about responsibility for common property, access to shared facilities and the timing of repairs.
Of all matters raised with the taskforce during FY2026, 76 per cent have now been fully resolved.
According to the data, applicant satisfaction rose to around 70 per cent between April and June 2026, while dissatisfaction fell from 21 per cent to 15 per cent.
The Minns Labor government established the Taskforce in early 2025 to crack down on misconduct, lift professional standards, and support better decision-making for home owners.
It said the figures showed apartment owners felt confident seeking support from the taskforce and ensuring their rights were protected.
The mediation service is accompanied by new laws enabling NSW Fair Trading to issue compliance notices and enter enforceable undertakings with owners corporations that do not meet their maintenance duties.
The new powers were designed to ensure maintenance issues and defects can be fixed without expensive and time-consuming litigation through the courts or tribunal.
Minister for Better Regulation and Fair Trading, Anoulack Chanthivong, said the mediation service was delivering outcomes for the 1.2 million residents in apartments across the state.
