How long a kitchen renovation takes between tenancies

A kitchen renovation stops your rent while it happens. The decisions you make before any work starts set how long the property sits empty.

Your rent stops the day the property empties. A kitchen renovation has two durations. The build runs for weeks whether or not a tenant is living there, and the vacancy is the only number that costs money.

National Australia Bank (NAB) found renovation lending rose 16 per cent year-on-year to 30 April 2026, and Victorian renovation lending rose 10.8 per cent. A June 2026 Smart Property Investment report details both. Your empty weeks depend on where your cabinetry is made, a call Melbourne kitchen builder TKDC Kitchens & Bathrooms takes by making its own.

Count the vacant weeks, not the build weeks

The vacancy window depends on where the cabinetry gets made. A factory builds cabinetry to exact measurements while a tenant still lives in the property, but standard-size modules need an on-site crew to assemble them. That crew works in an empty property, and its pace sets how long the property sits without rent.

TKDC runs its own factory in Bayswater, established in 1994. Its cabinet makers build every component of its renovations there, on that single factory floor. Local manufacture in Bayswater also removes any shipping wait between the date you place the order and the date the installers arrive at the property.

Denton Pugh, NAB executive of home lending, urged renovators to plan ahead in that same data release. "Renovations remain a great way to add value, but in the current environment, it's important to plan ahead, build in buffers and stay flexible as conditions change."

Track how many businesses touch the job

Dates slip at handoffs. A designer finishes the drawings and passes them to a cabinet supplier, who slots the order into its production queue behind other work already booked. An installer then books the fit-out around other jobs on the calendar, and your empty weeks sit behind all three queues, none visible to you.

Three businesses mean three schedules and three places a date can slip, and none of those queues appears on your quote. One company holding every stage in-house has no queue between them, and one schedule carries the entire job with every date written on it.

Fix the problems before they reach the property

Problems solved in the factory cost nothing in lost rent, because the property still has a tenant paying it. Problems solved on site cost rent for every day they take, and those days add up with no warning. That gap separates a smooth between-tenancy renovation from one that eats an extra month of rental income.

For each of its bespoke kitchens, a dedicated TKDC designer visits your home and measures the property directly. The designer then walks you through a 3D virtual tour on a large screen, so you see the finished kitchen before anyone cuts anything. Its own cabinet makers build every component and test the fit before delivery.

Both founders are registered builders. They guide permits and building regulations in Victoria inside the job itself. Nothing about compliance waits on anyone outside the company.

Protect rental income with a predictable install window

A kitchen renovation between tenancies is worth doing only if you know the installation window before the current lease ends. That certainty comes from how it organises its own work, because factory-built cabinetry and one team carrying every stage make the window predictable.

You settle every decision about the kitchen, the finishes, the layout and the joinery while the property still earns rent for you. You do that at its three showrooms in Essendon, Blackburn and Eltham, and a dedicated client manager keeps you updated throughout the whole job. Your vacancy then carries installation alone.

The same window suits a laundry, a study nook or a wardrobe far better than a later stretch of lost rent after the lease restarts. The same cabinet makers who build your kitchen build the laundry or study joinery, so the adjoining work needs no extra trade or second vacancy.
