InvestorKit launches new PPOR service as buyers pounce on luxury market
Leading buyer agency InvestorKit has launched a new PPOR service to help investors turn years of equity into dream homes, as part of its aggressive expansion following the acquisition of two brokerages.
As property prices, sentiment, and buyer demand soften, investors now have a window of opportunity to enter the owner-occupier market or upgrade to higher-value homes with greater negotiating power.
Against this backdrop, InvestorKit has launched a new owner-occupier buying service, expanding its existing residential and commercial property investment offering to help clients transition from building investment wealth to purchasing their own homes.
"Building wealth through property has never just been about owning more properties. It’s about creating choices and financial freedom," InvestorKit Group chief executive Arjun Paliwal told SPI.
“For investors who have spent years building equity in their portfolios and are now in a financial position to purchase or upgrade their family home, there is a really interesting opportunity.”
The new PPOR service will be led by buyer’s agent Phuong Ngo, and will first focus on established houses in Sydney priced around $2 million and above, before expanding into Melbourne and other major capital cities.
According to Paliwal, the current market conditions, especially in Sydney, presented an unusually attractive opportunity for investors with sufficient equity to purchase a family home.
“We’re seeing one of the best buying windows in the Sydney market that we’ve seen in quite some time, with property prices sitting around the same levels as they were in 2023.”
“For buyers who have the financial capacity and a long-term outlook, this is a market worth paying very close attention to.”
He said that with the current market, investors could leverage accumulated portfolio equity to secure a higher-quality family home in a location otherwise beyond their reach, without relying solely on salary and savings for a deposit.
Similarly to its other offerings, InvestorKit said the new PPOR branch would provide end-to-end buyer representation, covering everything from property sourcing, market research and due diligence to auction bidding and negotiation.
The launch of the PPOR branch builds on InvestorKit’s recent seven-figure merger with a broking business and investors lending offering.

According to Paliwal, a PPOR could become a significant wealth-building asset over the long term, with eligible properties generally qualifying for the main residence capital gains tax (CGT) exemption.
“If you purchase a quality family home today, hold it for the next 15 or 20 years and eventually downsize once your children have grown up, that property can become a significant wealth-building asset in its own right.”
“That being said, I wouldn’t suggest that every investor should suddenly shift their focus towards buying a PPOR.
Paliwal warned investors to review their individual finances, investment goals, and equity before making a move.
“Accessing equity doesn’t mean accessing free money. You’re taking on additional debt, and you need to consider your borrowing capacity, repayments, cash flow and whether the move will compromise the long-term performance of your investment portfolio.”
Similarly, he cautioned against investors rushing to sell their assets to buy an owner-occupied property.
“If you’ve only recently purchased investment properties, you may not have held them through a full growth cycle yet, and selling prematurely could mean missing out on significant future gains.”
Ultimately, the leading buyer’s agent said the decision should depend on investors’ individual financial and lifestyle goals.
He said that investors should reflect on whether they wanted to secure a family home, continue building equity through residential property or transition into commercial property to generate passive income.
“It’s about understanding your individual goals and reverse-engineering a strategy to achieve them.
“The goal shouldn’t just be to buy the biggest or most expensive home you can afford. It should be to secure a quality asset that meets your family’s lifestyle needs while still putting you in a strong financial position for the future.”
