Maximise space with smart renovations, says expert

Investors looking to renovate should keep in mind the value and salability of maximising floor space, according to Right Property Group director Steve Waters.

Mr Waters said that when helping to plan the renovation of Smart Property Investment’s Cambridge Park project, he found there were ways to reconfigure some rooms to give the perception of more space.

“The kitchen is often the focal point, or heart, of a property and is therefore one of the most important aspects of any renovation,” Mr Waters said.

“Careful planning to maximise floor space is essential,” he said.

In order to do this, it was decided to install a galley-style kitchen with two units running along either side of the room. Previously the property’s kitchen was fitted out with a return bench top, which effectively closed off much of the area.

“The galley-style kitchen gives the appearance of extra bench space and will be functional and open the whole area up, leaving more space for the dining area,” Mr Waters said.

“We also decided to install a three-piece kitchen appliance unit, which was the most cost effective option; it also has more of a ‘wow’ factor and gives you more bench space – or the illusion of more bench space,” he said.
