High-risk postcodes revealed - September 2015

Fairfax Media reported that NAB identified the high-risk suburbs in a note to mortgage brokers last week, following NAB’s confirmation that it maintains a list of them last month.

Suburbs identified in the note pose a higher risk of mortgage default, with NAB requiring new buyers in these suburbs to conform to tighter loan value ratios (LVRs).

This means buyers will be forced to provide a higher deposit to secure their home loan.

The suburbs fall into two classifications: Group A and Group B.

Group A contains “areas where significant deterioration in credit risk has been observed”, the bank was quoted as stating.

Western Australia was home to more than half of the suburbs on this list, followed by Queensland. It includes areas such as the WA mining towns of Kambalda West and Newman, and Queensland’s Gladstone and the Mackay region. 

Buyers in these areas will be forced to conform to a 70 per cent LVR. 

Group B areas are deemed to pose less immediate risk, although they are “areas which are exhibiting characteristics which may indicate future deterioration in credit risk”, according to the bank.

Sydney suburbs such as Glebe, Chippendale, Waterloo, Zetland and Chatswood are included on this list, along with high-density centres in other states. 

Buyers in postcodes included in Group B will be required to conform to an 80 per cent LVR. 

According to Fairfax Media, the postcode policy applies to applications received from 18 September.
