The Smart Property Investment Show has had a big 2020, having itself been forced to rethink and reconceptualise its approach to podcasting amid a global pandemic.

As we wrap up 2020 and look towards 2021 with anticipation and some underlying anxiety, we rewind the clock to take a look at our top five most searched-for podcasts over the last 12 months. 

1. The top 10 property market influences

This particular podcast, released in February this year, prior to the COVID disruption, looked at the 10 most important factors that shape the way property markets move.

Our property guru, Phil Tarrant, was joined by the head of research at Propertyology and Real Estate Institute of Australia hall of famer, Simon Pressley, to unpack the data that impacts market fluctuations.

The pair discussed consumer confidence and why some previously believed influential factors may not hold as much weight as you might think.

The best investors understand that property data must be contextualised within an individual area over a long period of time in order to inform smart investment decisions.”

In this podcast, Phil was joined by data and analytics company CoreLogic Australia’s head of Australian research, Eliza Owen, to discuss the macro factors affecting the national property market, how investors can ensure they make effective use of data, and how Australia compares with the rest of the world in terms of sophistication of property knowledge.

Needless to say, no one predicted at the time that what was then just a virus would develop into global pandemic within days, that would rock world economies and shatter employment markets worldwide.

3. A first-time investor looking for guidance

On this episode of The Smart Property Investment Show, host Phil was joined by Momentum’s own Emma Ryan to provide their insights on first-time investment questions.

Phil and Emma tackled the belief that lifestyle sacrifices can dictate one’s investment decisions, advocating the benefits of wise investments over desperate ones, and Emma shared her hindsight in relation to buying her first property.

They also discussed projections for the apartment market in 2020, trends regarding regional city investments, and movement in the auction volume space.

4. Tips for investors on analysing data

2020 was very much the year of data, as property experts tried to put their fingers on the pulse of what looked like a very rocky market in the early months of the COVID crisis.

But before COVID reached our shores, SQM Research managing director Louis Christopher joined Phil to share how the property data space had evolved over the last decade, why distressed property reports, vacancy rates and stock on market are valuable investment tools, and what makes a property “stale”.

Louis also outlined how the political and economic climate has stimulated the housing market and gave his predictions for the market over the ensuing year.

5. Surviving and thriving through COVID-19

COVID makes a mention in position no. 5 on our top five podcasts of 2020 list.

In this early-April episode of the show, a time when the word “recession” was being whispered in property circles, Propertyology head of research Simon Pressley returned to discuss policies and support packages to be aware of as an investor and what the other side of this crisis could look like for the Australian property market.
