Outer Brisbane suburbs on the rise, led by Springfield Lakes

House sales surged in Springfield Lakes over the last quarter, pointing to growing demand for properties in Greater Brisbane’s outer suburbs.

New research from proptech firm InfoTrack has revealed that the Ipswich suburb of Springfield Lakes was the most popular Queensland location for house sales during the June quarter of 2025, off the top of growing interest in the Greater Brisbane region.

InfoTrack’s sales data from Q2 of 2025 showed that Springfield Lakes notched up the highest number of house sales in QLD, after coming in second to the Moreton Bay suburb of Caboolture last quarter.

Alongside Caboolture in second place, InfoTrack said its findings reflected the growing popularity of Greater Brisbane among QLD home buyers, with suburbs in the City of Moreton Bay alone occupying five of the top 10 spots for house sales.

InfoTrack’s head of property Australia, Lee Bailie said that fringe locations across Moreton Bay, Ipswich, and Logan, had surged for house sales over the June quarter of 2025.

“Springfield Lakes is a suburb that continues to gain traction due to its blend of lifestyle, community, and affordability,” Bailie said.

“Nearby Redbank Plains also made the top 10, in at number four. Both suburbs offer their own unique character but are also well within commuting distance to central Ipswich and the Brisbane CBD”.

Down south, the Gold Coast suburb of Ormeau climbed the ranks to take third place for QLD house sales in Q2, which Bailie linked to the area’s broad-based appeal to a range of buyer types.

“Ormeau, situated in the northern Gold Coast region, has risen from the #6 spot in Q1 to #3 in Q2,” Bailie said.

“Its strategic location between Brisbane and the Gold Coast makes it an attractive choice for families, professionals and investors”.

Looking at Queensland’s unit market, Bailie said that inner-city demand in Brisbane spiked during the June quarter, with Newstead marking its first top 10 appearance for unit sales since Q2 2024 due to the ongoing development in the area.

“Newstead, a highly sought-after suburb just three kilometres from the Brisbane CBD, has several significant strata projects underway which are attracting more buyers to the area who seek the benefits of vibrant inner-city living,” he said.

Bailie said Newstead’s second place ranking was reflective of strong demand for inner-city apartments during the second quarter of 2025.

“The inclusion of Newstead, alongside sustained interest in neighbouring suburbs Fortitude Valley and Brisbane City, reflects strong demand from buyers seeking an inner-city apartment lifestyle”.

Nevertheless, InfoTrack’s data showed the Surfers Paradise market on the Gold Coast reclaimed the number one spot for residential unit sales, after previously falling to second place for the previous two quarters.

Bailie said Surfers Paradise’s number one ranking reflected the resurgence of the Gold Coast’s unit market over the June quarter.

“Half the top 10 suburbs for apartment sales are now in the Gold Coast, with Burleigh Heads making the list for the first time since Q2 2023,” he said.

Looking into the future, Bailie said that InfoTrack’s latest sales data has shown that buyer demand has noticeably shifted towards QLD markets that combine lifestyle appeal and growth potential.

“From vibrant inner-city living in Newstead to family-friendly growth in Springfield Lakes, Queensland buyers are making bold moves, driving demand for houses on the fringe while keeping an eye on lifestyle space, and long term value,” he concluded.
