Why Chermside is turning into the next goldmine

Chermside has transformed from a steady Brisbane suburb into one of the city’s fastest-moving northside investment markets, where infrastructure spending, rising demand, and shrinking stock levels have started fuelling intense buyer competition, according to SPI’s FAST 50 report.

As affordability pressures have continued pushing buyers further from Brisbane’s inner ring, well-connected suburbs with major amenities and transport access have remained firmly in demand.

Brisbane’s ongoing population boom, combined with tight housing supply and strong interstate migration, has continued placing upward pressure on markets like Chermside, where lifestyle and accessibility have become major drawcards.

The FAST 50 report identifies 50 Australian suburbs tipped for growth over the next 12 months, using a mix of expert investor insight and data to pinpoint where momentum is building before the broader market catches on.

On the experts’ radar, Chermside has offered a blend of suburban convenience and city connectivity, attracting professionals, families, and investors seeking strong long-term growth potential close to Brisbane’s CBD.

The suburb has delivered a mix of established homes and modern apartments, while major retail, dining, parklands, and recreational facilities have continued strengthening its liveability appeal.

Behind the scenes, large-scale investment around the Prince Charles Hospital precinct, continued expansion surrounding Westfield Chermside, and broader transport upgrades across Brisbane’s north have been reshaping the area into one of the city’s major activity hubs, supporting jobs growth and long-term housing demand.

With a median house price of $1,095,000, Chermside has recorded 12-month growth of 17.7 per cent.

The suburb has also delivered a median rent of $650 per week, a gross rental yield of 3.1 per cent, and 98 properties sold, reflecting strong competition and sustained market momentum.

According to SPI’s FAST 50 experts, Chermside’s combination of infrastructure expansion, connectivity, and rising northside demand has positioned it as one of Brisbane’s most competitive long-term investment markets as buyers continue chasing well-located growth suburbs.
