Price-driven regional markets with solid yields and strong community appeal have continued to draw buyer demand, with Kangaroo Flat standing out in SPI’s FAST 50 report.

As affordability challenges persist across Melbourne and larger regional centres, demand has increasingly flowed into suburbs offering both lifestyle appeal and realistic entry prices.

Over the last couple of months, Kangaroo Flat has strengthened its reputation as one of Bendigo’s most accessible growth markets, with value-driven property, solid yields, and proximity to one of Victoria’s fastest-growing regional cities.

The FAST 50 report identifies 50 Australian suburbs tipped for growth over the next 12 months, using a combination of expert investor insight and data to uncover locations where future potential outweighs past performance.

Located south of Bendigo’s CBD, Kangaroo Flat has offered a balance of regional living and everyday convenience, attracting families, first-home buyers, and investors seeking a community-oriented environment without sacrificing access to services.

Additionally, schools, local shopping precincts, public transport, parks, and recreational facilities have continued to support strong owner-occupier and tenant demand, while growth across the broader Bendigo region has reinforced its long-term outlook.

Similarly, investment in health and education, ongoing transport upgrades, and development across the Bendigo GovHub precinct have strengthened employment opportunities and population growth, supporting housing demand across surrounding suburbs.

With a median house price of $560,000, Kangaroo Flat has remained one of Bendigo’s more affordable residential markets, recording 12-month growth of 7.7 per cent.

The suburb also recorded a gross rental yield of 4.6 per cent for a median rent of $490 per week.

According to SPI’s FAST 50 experts, Kangaroo Flat’s combination of affordability, rental performance, and exposure to Bendigo’s economic and population growth has positioned it as a compelling regional market for investors seeking both stability and long-term capital growth.
