Point Vernon has become one of the Fraser Coast’s strongest-performing coastal suburbs, where limited waterfront supply, rising buyer demand, and a growing lifestyle market have continued supporting impressive capital growth.

As more Australians look beyond the major capitals for value and quality of life, established beachside suburbs have continued attracting owner-occupiers, retirees, and investors seeking long-term upside.

Rather than rewarding markets that have already peaked, the FAST 50 report identifies 50 Australian suburbs expected to benefit from the next stage of the property cycle, using expert investor insight alongside market data to uncover where the strongest fundamentals are taking shape.

Positioned on the northern edge of Hervey Bay, Point Vernon has offered buyers a rare mix of coastal living and everyday convenience.

Established homes, newer waterfront developments, schools, parks, shopping precincts, and foreshore walking trails have continued strengthening its appeal for both permanent residents and investors targeting lifestyle-driven demand.

The suburb’s long-term outlook has also received a boost from significant investment across the Fraser Coast.

The approved Hervey Bay Esplanade resort development is expected to strengthen tourism, hospitality, and local employment, while the $101 million Fraser Coast Water Grid project will improve long-term water security to support future population and housing growth across the region.

With a median house price of $740,000, Point Vernon has recorded 12-month growth of 17.5 per cent. The suburb has also delivered a gross rental yield of 4.4 per cent, a median weekly rent of $623.

According to SPI’s FAST 50 experts, Point Vernon’s combination of coastal scarcity, regional investment, and sustained lifestyle demand has positioned it among Queensland’s most compelling long-term markets for investors seeking both capital growth and reliable rental performance.
