Buyer’s agency rebrands as investors rethink property strategies
A buyer’s agency has rebranded as it shifts its model towards long-term portfolio strategies, helping investors build equity before transitioning into commercial assets.
Kev Tran Group has rebranded as KTG Property Advisory in a bid to reflect its shift toward long-term investment strategies and expertise beyond individual property purchases.
Founder Kev Tran said that, since its inception in 2024, the business had evolved as clients increasingly looked for guidance on their wider investment plans.
"When I started the business, it was a team of three, and the brand was deliberately low-key,” Tran told SPI.
“Over time, the work has become much more about long-term strategy and advice than one-off purchases. The new name reflects that. Nothing else has changed. It’s the same business, the same leadership and the same standards," Tran said.
Tran said over the last year, the business was increasingly helping clients review their portfolios and grow organically, including advising investors to delay their next purchase if it meant stretching their cash flow and borrowing capacity.
Tran said some clients also needed to address underperforming assets before considering another purchase.
"In many cases, our advice is to hold off buying altogether and be more defensive until someone’s circumstances support the next step. That isn’t the answer people expect from a buyer’s agent, but it’s why clients keep coming back."
From residential equity to commercial income
Tran said the rebranding also reflected investors’ transition from residential property into commercial assets as their portfolios mature.
He said most portfolio strategies included a longer-term plan to move into commercial property once clients had accumulated sufficient residential equity and needed to generate more income.
"Most investors can’t stay in residential forever if they want to retire on the income. So we build the equity first with a smart, lean residential portfolio, then move into commercial when the client needs the cash flow."
According to Tran, commercial property required a different approach to due diligence, particularly when assessing tenants and the economic conditions supporting an asset.

He said commercial investors needed to assess the local economy, tenant demand and the financial strength of prospective tenants before committing to a purchase.
"Your tenants are usually small businesses, so you need a real handle on the local economy you’re buying into.”
Tran said investors should favour assets with broad tenant appeal, such as industrial warehouses, and check how long prospective tenants have been operating and whether they could provide sufficient bonds or guarantees.
Investors urged to review equity and lending
With several property markets experiencing a lull after years of strong growth, Tran said investors should reassess their existing holdings and borrowing positions before making their next move.
He said reviewing loans and getting updated valuations could help investors understand how much equity is available and whether they have sufficient financial buffers.
Similarly, he said releasing equity while property values held could give investors greater flexibility to act on opportunities or provide an additional buffer if market conditions weakened.
Tran said investors should also assess their interest rates and consider whether refinancing could improve their financial position.
"That’s what every investor should be doing right now. Review your current portfolio, check your buffers and your lending, and then you’ll know whether you’re actually in a position to go again or not,” he said.
