I did exactly this last xmas. I bought a House that was for sale for $210K and secured it for $190K. I did a small reno and cleaned up the yard (it was a jungle) over 4 weeks and was then able to rent.....rental yield of 8.2%. 12 months on, it was valued at $230K. So very happy :)
