There are six simple things to look out for when viewing a property, which could make all the difference in whether a purchase is worthwhile or becomes a nuisance.
A recent blog post by Underfloor Heating Trade Supplies cited a six-point checklist for buyers, which it labelled as essential when conducting a viewing of the property.
1. Take your time viewing the house
“The estate agent may look rushed and want to get to another appointment, but you are making a big decision.
“Research suggests that if you spend more than 90 minutes on your viewing, then you will pay lower than the asking price in the end. So, this is time very well spent,” the group advised.
2. Walk around the outside
According to Underfloor Heating Trade Supplies, it’s vital that prospective buyers look at the building on the outset and assess the solidity of the structure.
“There might be no point going inside if there are visible defects,” it noted.
3. Take in the smell
“Look carefully – but also smell carefully,” the group said.
“The house could be like a show home in appearance, but it is difficult to mask signs of damp, mould and potential drainage issues. Remember to lift up rugs and look behind furniture.
“Imagine how you would try to hide potential problems.”
4. Conduct multiple viewings
The group advised that it’s best to view the house more than once.
“Don’t be too panicked by comments about other buyers and a competitive market – this is a huge decision, and you should not be rushed into making a quick decision,” it said.
5. Consider the land it’s situated on
Underfloor noted that prospective buyers should look into the boundaries of the land and “always, always get a professional survey done on the property as part of the purchase process”.
“It is likely your mortgage company will insist on this anyway. However, if you have a choice, don’t take a risk – ask a professional to have a look and make sure you are getting what you are paying for,” it said.
6. Check out the neighbourhood
This appears as a given; however, the group said it’s vital to check out the neighbourhood not just when you’re viewing the property, but at different times of the day.
“It may be peaceful and serene during your midmorning viewing – but then be swamped with rush hour traffic twice a day,” it said.
