Investors eye Waikiki’s affordable coastal growth opportunity
Waikiki offers coastal charm, low vacancies, solid growth, and major infrastructure upgrades, boosting future rental demand and returns, according to SPI’s FAST 50 report.
Waikiki is among the top suburbs listed in Smart Property Investment’s 2026 FAST 50 report for savvy investors.
The FAST 50 report is an annual publication by Smart Property Investment designed to identify 50 Australian suburbs with strong growth potential over the next 12 months.
It combines expert insights from trusted property investors and real estate networks with detailed data analysis to highlight under-the-radar opportunities for investors.
Unlike traditional reports, the FAST 50 focuses on future potential rather than past performance, offering investors a clear starting point for their research and due diligence.
Waikiki, located about 50 kilometres south of Perth in the City of Rockingham, is a coastal suburb that blends a laid-back beach lifestyle with practical suburban living.
Bordered by the stunning coastline of Warnbro Sound, it’s a popular spot for swimming, paddleboarding, and other outdoor activities.
Waikiki’s friendly atmosphere, strong sense of community, and welcoming vibe make it an ideal suburb for families, professionals, and retirees alike.
Especially popular with families and first home buyers, the area features schools, shopping complexes, and larger retail, dining, and entertainment options only minutes away from Rockingham Centre.
Similarly, Waikiki’s public transport options, including bus links to Rockingham Station, provide convenient access to Perth and surrounding suburbs.
The housing mix includes established homes and newer developments, offering opportunities for both investors and owner-occupiers in a location steadily growing in popularity.
Housing remains relatively affordable compared to nearby coastal suburbs, with a 22.30 per cent capital growth over the last 12 months to a median price of $660,000.

Pure Property Investment senior buyer’s agent, Lena Lindley, said that Waikiki’s location on Perth’s south coast is an asset for investors who come in early.
“RAAF/submarine base on Perth’s south coast will have an $8 billion upgrade over the next 10 years,” she said.
“The projected population data from the Australian Bureau of Statistics states that Perth will be Australia’s third-biggest city by 2028, surpassing Brisbane.”
As Perth continues to expand, Waikiki is well-positioned for future capital gains, making it not just a great place to live but a smart place to invest.
