Metford has been gaining momentum as part of the wider Maitland growth corridor, supported by steady population inflows, improving infrastructure, and consistent demand from households seeking more affordable alternatives to coastal and inner-Newcastle pricing.

Each year, the FAST 50 report identifies 50 Australian suburbs tipped for growth over the next 12 months using a blend of expert investor insight and data, focusing on where demand is building ahead of broader market recognition.

Just minutes from Maitland CBD, Metford has offered a practical mix of housing choices and accessibility, attracting buyers looking for larger land sizes, family-oriented streets, and proximity to essential services.

Additionally, schools, green spaces, retail hubs, and transport connections have continued to underpin consistent residential demand across the suburb.

At a regional level, the Hunter has continued to benefit from sustained infrastructure investment, including expansion across the Maitland health precinct, ongoing housing release programs, and transport upgrades improving connectivity through the Lower Hunter.
