Toowoomba’s next property winner? Darling Heights is making its case
Toowoomba’s growth story has continued spilling into established family suburbs, with Darling Heights combining strong price gains, rental appeal, and a growing pipeline of development.
The suburb has been selected for SPI’s FAST 50 report, which looks beyond past performance to identify 50 Australian suburbs tipped for growth over the next 12 months, drawing on expert investor insight and property data to assess where the next opportunities may emerge.
Darling Heights has benefited from its proximity to Toowoomba’s CBD, with schools, shopping, parks, sporting facilities, and public transport supporting a steady flow of owner-occupiers and renters.
Its mix of established properties and newer housing has also given buyers a range of entry points within a suburb that has retained a strong family focus.
Development activity is also adding to Darling Heights’ growth story, with several residential projects approved across the suburb and surrounding area.
The pipeline is set to expand housing supply and improve supporting infrastructure, reinforcing the suburb’s appeal as Toowoomba continues to grow.
The suburb has also been earmarked for future recreational investment, with Toowoomba Regional Council's infrastructure plan identifying an upgrade to Birch Court Park, currently scheduled for 2031 with an estimated establishment cost of $743,000.
Darling Heights has recorded a median price of $675,000, with values climbing 16.9 per cent over the past 12 months.
Similarly, rental returns have remained competitive, with a median rent of $520 per week for a gross rental yield of 4 per cent.
For investors, Darling Heights offers exposure to Toowoomba's broader growth without moving entirely into a new development market.
Strong recent price performance, an established resident base and additional housing and community infrastructure coming through have given the suburb several drivers to watch beyond its latest growth figures.
